Our Proposals
Below, you can see the framework plan for our proposal for up to 300 new homes and more than 14 hectares of open space on land south east of Henley-in-Arden.

The proposals take the form of two separate sections, on either bank of the river. Whilst there will be a pedestrian/cycle crossing between the two sections, there will be no road connecting the two sections through the site.
Less than 40% of the approximately 24 hectare site will form the “developable area” of new homes, with the remaining 60% of the site delivered as publicly accessible landscaped open space, including local areas for play. The average density of new homes on the site will be reflective of other recent development in the surrounding area. Additionally, at least 35% will be affordable homes, in line with Stratford-on-Avon District Council’s requirements. This will likely include a mix of shared ownership, social rent and affordable rent, although the exact type and mix will be decided in conjunction with the Council at a later stage.
New homes will be built away from the Flood Zone and its associated wildlife habitats, and away from areas of higher ground, minimising views of the new homes to and from the wider area.
Design
The new homes will build on the unique character of Henley-in-Arden, with designs that borrow from the existing characteristics of the town whilst creating homes fit for the 21st century. The new homes will all be energy efficient and sit within high-quality landscaping, and come in a range of sizes, types and layouts to ensure all needs are catered for, including first time buyers and downsizers.
Drainage
The majority of the site lies within Flood Zone 1 – the lowest risk zone. Whilst some sections of the site nearer the river sit within Flood Zones 2 and 3, these will not be built upon. A full drainage and surface water strategy will be submitted alongside the outline planning application, and will involve the use of attenuation basins, which will both mitigate against potential flood risk and provide ecological and biodiversity benefits.
There will be no loss of floodplain, and no increased flood risk to any other properties as a result of this development.
